Apartments being built in northeast Bend

Boulder Pointe slated to have 96 apartments

Owner: KWDS LLC, Wilsonville

Contractor: Kohl Inc., Wilsonville

Details: Construction crews have started building Boulder Pointe Apartments in northeast Bend.

When complete, the complex of six buildings at Boyd Acres and NE Ross roads will have 96 apartments total, according to documents filed with the city of Bend.

The majority will be two-bedroom apartments, according to the documents, but Boulder Pointe will also have some one- and three-bedroom apartments. City building permits estimate the value at nearly $4.7 million.

Representatives of the owner could not be reached for estimates of rental rates or an expected completion date for construction.

The complex is being built on about 4.5 acres, north of Butler Market Road. It’s also located immediately south of the Sage Springs Apartments, a 104-unit complex finished last year.

The vacancy rate in Bend has hovered around 1 percent for apartments, and rents have been increasing. Estimates from the U.S. Census Bureau showed about 50 percent of renters paid 30 percent or more of their incomes in 2013 for rent.
